PREPARE VENDOR STATEMENT
You will need to engage a Conveyancer or Solicitor to prepare Vendor Statement in order to sell your property.
A Vendor Statement is a legal document required under Section 32 of the Sale of Land Act (which is why the document is often referred to as a ‘Section 32 Statement’).
A Vendor Statement is provided to potential buyers and contains all information about the property that is required by law.
Information includes:
Covenants: agreements that require the property owner to do (or refrain from doing) something. For example, a covenant could state that no more than one dwelling may be built on the land.
Easements: a right held by one person to use another’s land. For example, for drainage and sewerage pipe.
Zoning: how the Councill will allow the land to be used.
Outgoings: for example, Council rates, water rates etc.
A seller must provide a Vendor’s Statement to prospective buyers before a Contract of Sale is signed.

Inside:
- De-clutter – pack as though you have sold!
- Maximize the use of natural light.
- Clear kitchen and other benches so they appear user friendly.
- Ensure the house is clean and all kitchen appliances including oven, cooktop and rangehood are clean.
- Make sure the home smells clean and fresh, brew a pot of coffee prior to inspections!
- Clean the windows and mirrors throughout the home and repair any that may be broken.
- Steam clean the carpets if necessary.
- Paint any areas that are flaking, market or simply look dull.
- Adjust the temperate to improve comfort at property inspections.
- Add a splash of color for inspections with a bowl of fresh fruit or flowers for property inspections.
Outside:
- Have your gardens looking their best and bring in a professional if need be.
- Remove any cobwebs.
- Freshen paint work if required.
- Trim trees and shrubs which cover windows.
- Keep the garden shed and garage neat.
- Maintain outdoor entertaining areas.
- Ensure gutters are clean.
- Complete any outstanding maintenance and repairs.
